Maria Hoey
® From: Brian Bohan
Sent Friday, August 21, 2015 5:37 PM
To: Maria Hoey
Subject: Lund Ranch 11 development
Dear sirs,
As a 6 year resident of Pleasanton I am appalled at the destructive attempts to devalue the nature
and fabric of the City. After residing in Fremont for over 20 years my family moved to Pleasanton in
order to escape the ever increasing " build, build, build " mentality. Now, as with Fremont, Pleasanton
City planners seem determined on destroying the City by squeezing more and more people in search
of a "quick buck."
The Township, often now referred to as " Soweto Township", is a classic example of concentration
housing. The raison d'etre... maximum property tax income for the minimum amount of land. We are
in the middle of a historic drought, our freeways are blocked yet developers are given permission to
impose further strain on our resources.
I live in the Ventana Hills of Pleasanton and could be deluged with through traffic from Lund Ranch 11
plus the ever increasing high speed cut-through traffic from Bernal. This will be exacerbated if the
plans to connect Bernal through Independence and Sycamore to the Golf course are forced through.
®
Currently, exiting Junipero onto Sunol between 7:00am - 9:00am can take two cycles of the traffic
lights. If Lund Ranch 11 diverts its residents via Independence and Junipero we will start to see major
back-up's which will, no doubt, lead to frustration, poor traffic manners and poor traffic decisions ( i.e.
High speed transit down Junipero and red light running on a busy corner where children and the
elderly cross the junction )
When purchasing our house in 2009 we researched all aspects of the area, we were aware City
planners had given permission for Lund Ranch 11 but had shown foresight and common sense in
requiring the developer to provide a connector roadway into Bridle Creek. I am sure that any new
residents of that area were made aware of this plan and purchased accordingly.
In the interests of safety and security Pleasanton City planners should uphold the original
commitment ( heads of agreement ) and require the developers to install a roadway.
If the traffic from Lund Ranch 11 is diverted through Independence and Junipero, it will be a matter of
when, not if, a child is killed near the park due to the traffic increase.
As Planners I am sure that you wish to leave a legacy that you can be proud of, rather than a legacy
of shame.
Best regards, 6iJPNaprEriENTAL i1ATERIA9.
Provided to the Planning Commission
After Distribution of Packet
Brian Bohan
1 Date Distributed: Stilik i
