and you will see preschoolers having picnics and babies being strolled around. It is unconscionable
to even consider putting any more traffic around the park. Already people cut through by the park
from Bernal to Sunol and they speed, blow through stop-lights and treat Independence and Junipero
street like the Ind' 500. Now in past Planning Commission meetings, Greenbriar has not even
mentioned this park traffic and has instead focused on vehicular traffic. This is because they know
that it would be a dangerous situation. And, to say that there will be no traffic accidents or pedestrian
deaths because there haven't been in the past is absolutely nonsensical. Every week there is a near
miss by the park, a kid chasing a soccer ball, a cut through driver getting mad at someone driving the
speed limit and passing on the left, soccer moms pulling out of a parallel space on a curvy road,
etc. There will be an accident with more traffic and you, the City Council, needs to protect the people
whom you serve. Plain and simple, no other traffic can be routed past Mission Hills Park.
* PP does not prohibit a road. A road is not a structure. Any argument to the contrary is
disingenuous. However, even if a road is a structure, which it is not, this doesn't mean the City's only
choice is to route traffic through Ventana Hills and Mission Hills. That is the argument that Greenbriar
would like you to believe. That is not an option, based on the two previous points. The option then, if
you can't build a road from Lund Ranch II to exit through Sycamore Creek and you route traffic
through Ventana Hills and Mission Hills, then the logical answer is that the DEVELOPMENT CAN'T
BE BUILT. That is the logical conclusion if you believe that PP prohibits a road, which it
doesn't. Plain and simple the development can't be built.
It is so unfortunate that Greenbriar has been successful in pitting neighbors against each other. We
take walks together, our kids go to school and trick or treat together, and we are friends. It's just a
shame that the City let an outside interest come in and disturb the wonderful life and reason we all
chose to live in Pleasanton. Right now there are over 1000 voters in the Ventana Hills, Mission Hills
and Sycamore Creek neighborhoods who are upset to varying degrees. The City can make all of
these voters happy but just finding that the development can't be built, or by buying the property and
transferring it to Easy Bay Parks to be preserved as open space. There have been mountain lions,
foxes and jackrabbits on the Lund Ranch and its not a stretch to make it a part of the open space
plan. Short of that heroic effort, the only option is to route all traffic through Sycamore Creek as has
been envisioned for the past 25 years.
Several neighbors have said Staff Option 3 is also acceptable --to put a 10 house cul de sac at the
end of Lund Ranch Road and then route a 40 house development through Sycamore Creek. To us
that is a more than generous offer of compromise by the Ventana Hills and Mission Hills
neighborhoods. While we would accept it, it is a sharing the pain solution where the result is the
same -- everyone is upset and nobody is happy, except Greenbriar who doesn't vote, doesn't pay
taxes and doesn't live in Pleasanton.
In closing, we ask that you please adopt the Planning Commission's vote for Option 2. We would
also be very amenable to a direction of not building on the site, and would accept Option 3. We are
8+ year residents of Pleasanton. We vote. We pay our taxes. Greenbriar does none of those. Their
special interests should not control or dictate any of your decision.
Very truly yours,
Allison Chang and Ivan Huang
Click here to report this email as spam.
2
