Please be aware <br />Ponderosa chose to modify their approved development plan of single- and two-story homes for a higher <br />density of single -story homes. The Planning Commission recommended approval of Ponderosa request to the <br />City Council, and the City Council approved their request (see attachment "ORD 2025"). The suggestion for land <br />dedication to Palmer Drive and Trenery Drive homeowners can be found in condition of approval Nos. 11 and 12 <br />of Ordinance 2025. <br />CC&Rs <br />CC&Rs are not enforced by the City as they are private agreements. The City may require new subdivisions <br />(more than four units/lots) establish CC&Rs if there will be a homeowner or maintenance association, though <br />the City does not enforce them. <br />Planning Commission Meeting —December8 <br />The email communication you all have provided will be forwarded to the Planning Commissioners for their <br />consideration.
