Existing and proposed homes and footprints
u.1 Mu ■ 1 M.
The Mohr -Martin Area is generally defined by Martin Avenue, Mohr Avenue, the former Southern Pacific
Railroad right-of-way, and Stoneridge Drive. Most homes on Martin Avenue are two-story homes, there are two-
story homes on Trenery Drive, and there are more two-story homes in the Mohr -Martin area than single -story
homes. The remaining vacant parcels on the northside of Trenery Drive and westside of Martin Avenue have an
approved development plan which would allow for a single- or two-story homes. The Mohr -Martin area does
not have view easements.
Leh ma. n/Selway Poncle rosa Ca m eron CircSu Ud ivis ion
In 2006, the City Council approved Ponderosa's development application for 27 lots — retain two existing homes
and construct 25, one- and two-story single-family homes. The City was not opposed to having two-story homes
in this area and Ponderosa could have development it as such (see attachment "ORD 1940").
In 2011, Ponderosa, Carol Lehman, and William Selway applied for a major modification to the approved
development plan to increase the density from 27 lots to 31 lots and construct 29, one-story single-family
homes instead of the combination of 25 one- and two-story homes they were approved for. Modifying the
approved development plan was not a requirement of or initiated by the City. In the Planning Commission
meeting minutes (see attachment "September 14, 2011") Ponderosa (Jeff Schroeder) stated the development
they were approved for in 2006 was from a different time and era in the housing industry. Mr. Schroeder further
stated he and his staff went through a lot of discussion about the project internally and with the property
owners over the years and were able to reach a point where Ponderosa thought they could develop a project
that would address today's market conditions. As stated in the meeting minutes, it was more economical for
Ponderosa to increase the number of units and build single -story homes to reflect the market trend.
