PUD-138 and Vesting Tentative Subdivision Map 8616 Planning Commission
13 of 28
¤ Multiple, articulated, additive forms of varied heights are appropriate to the rural feel;
¤ Maximum width of the building’s front elevation will be limited to 50% of the lot width;
¤ Second floor portion of the building be recessed from the first -floor building plane and
not to exceed 40% of the building footprint; and

The design guidelines require architectural styles to be informal, reflective of the California
ranch vernacular. Architectural styles listed in the design guidelines and to be considered for
the future homes include:
¤ California Colonial Revival / Mexican Hacienda
¤ Traditional, and Contemporary Farm
¤ Craftsman / California Bungalow
¤ English Tudor / French Country
¤ Mid-century Modern / Modern

As proposed, design of the homes would be subject to the review and approval by the Zoning
Administrative per process stated in §18.20 of the Pleasanton Municipal Code (Design Review).

The proposed design guidelines also include two -story ADUs with a maximum height of 25 feet
except for Lots 1-2 and 19-22, where the ADUs would be one-story in height with a maximum
height of 16 feet.

The proposed design guidelines require landscape mate rial and planting to meet the City’s
Water Efficient Landscape Ordinance.

ANALYSIS - PLANNED UNIT DEVELOPMENT (PUD-138)
Land Use and Density
Land use and density are governed by both the General Plan and the HVSP.

General Plan
The General Plan Land Use Map designates the project site as Low Density Residential,
allowing one unit per 1.5 gross acres in the Happy Valley area when the project is developed
in conjunction with major dedication of open-space land or agricultural/open space easements
to the City. (See HVSP pg. 30.)

The project site is approximately 112 acres in area. The proposed development consists of 22
residential single-family lots in an approximately 33-acre portion of the site, with an equivalent
net density of one unit per 1.5 acres; the remaining approximately 80 acres would be
permanent open space and subject to an agriculture/open space easement. Therefore, the
proposal meets the General Plan Density requirement.

In addition, the proposed project meets the following General Plan Land Use Element policies
and programs:

Policy 8: Preserve and enhance the character of existing residential neighborhoods.
Policy 8.1: Enforce the provisions of the City’s Zoning Ordinance and related
planning ordinances to maintain the character of existing residential
neighborhoods.
