Pleasanton Unified School District
Acv,evement
ec,h0e5h,pt`o0
G°
January 25,2023
Gerry Beaudin,City Manager
City of Pleasanton
123 Main Street
Pleasanton, CA 94566
Proposed Housing Element updates for the PUSD District Office property located at 4665 Bernal Ave. and "Neal"
property located on Vineyard Ave.
Dear Honorable Mayor Brown,Honorable Councilmembers and City Manager Beaudin,
I want to begin by expressing our sincere appreciation for the City's good-faith and diligent efforts to work
collaboratively with the School District.Your efforts, and clarifications provided by staff, have been extremely
helpful with regard to the inclusion of the PUSD District Office and Neal properties in the Housing Element.
We are deeply appreciative of the following;
• We know the City was not required to include the District Office and Neal properties in the Housing
Element. To have done so is extremely valuable to the future of our teachers, staff, students and families.
Thank you for your forward thinking.
• We realize that there are many constituencies and much to balance when the City Council is reviewing
proposed residential densities on sites included in the Housing Element. We appreciate the Mayor and
Councilmembers'dedication and service to our community. Thank you for your dedicated service.
• Led by City Manager Beaudin and Community Development Director Ellen Clark, city staff have been
zealous advocates for the community and the Council, but have always been unfailingly professional and
responsive to our requests for clarification and support. Thank you for your ongoing partnership and
collaboration.
• We understand that the Housing Element was a huge project that included a myriad of complex elements and
stakeholders. The City Council,Planning Commission and city staff took on a herculean task and got their
work done in an extremely short period of time. Thank you for your focused efforts in support of the
community.
• We applaud the City Council, the Planning Commission and city staff for their vocal support for workforce
housing and for serving as leaders in this regard. Thank you for your vision and commitment to our
families.
We are grateful for the following clarifying information received this week from city staff;
• The 12-units per acre that was directed by the City Council is understood to be a maximum of 128 residential
units(12 du x 10.68-acres),which can be situated on the entire 10.68-acre property or,alternatively,
clustered across the 7.68-acre property
• The Planning Commission expressed their support for increasing this density by 1-unit per acre, which would
be equivalent to roughly 139 residential units(13 du x 10.68-acres)
• City staff has advanced the Planning Commission's recommendation for your consideration on Jan. 26th
• Note: While we are deeply appreciative of the City Council's consideration of our request for up to 20
dwelling units per acre,we believe we can achieve our objectives within the Planning Commission's
recommended density that would accommodate the aforementioned 139-dwelling units
4665 Bernal Avenue,Pleasanton,California 94566•925.462-4332•www ple c n on usd_ne FAX:925.484-3591
