We
talk in terms of a range of 50 to 60 (or I have even heard 65!) units per acre, then we talk about how many housing units
there might be, anywhere from 900 units up to 1755 units for the 18 acres. We won't even know the numbers until it is
determned whether or not the Density Bonus applies! I would request that you clarify at the meeting the following as I
have tried to do below.
I understand that we need to give a range because that is a necessary criteria for the possibility of getting the revered
Density Bonus. So in reality, if we approve the range of 50-60 units per acre for the 18 acres, this really means 75 to 90
units per acre when we include the Density Bonus. In housing terms, 50-60 units per acre equates to between 900 to
1080 total units, but with the Density Bonus, this range equates to 1350 to 1620 units! An INCREASED range of 50 to
65 units per acre really means a range of 75 to 97.5 units per acre,or 1350 to 1755 total housing units with the
Density Bonus!
Bear in mind that the Density Bonus allows building of extra units and the ability to skimp on some standard building
requirements, including reducing parking for the units (already a big concern for this many units along with the needed
mall parking).
Maybe we should not try to get the Density Bonus(no assurances that we will) because it is impossible to plan with such
a proposed broad range of 900 to 1755 units, depending on whether or not we get the Density Bonus. Rather than a
1
