Learn why this is important
Dear Members of City Council,
We're long-time Pleasanton residents living next to the PUSD-Vineyard (site 27) lot that's being considered for
the Housing Element Update.
We're excited that the lot may end up being developed. The vacant lot has been a bit of a nuisance over the
years. There have been some brush fires on the lot. The dimly-lit road segments next to the lot often attract people to
sit in their car and engage in bad behavior, leaving behind empty alcohol bottles, drug paraphernalia, etc.
We hope that the development follows the vision set out in the Vineyard Specific Plan. Specifically, the next-door parcel
that holds the Reserve at Pleasanton neighborhood has twice the area of the PUSD-Vineyard lot, but only 19 units (plus
a vineyard). Keeping a similar density, we would expect the PUSD-Vineyard lot to have about 9 or 10 units.
We're surprised to see that the January 2023 draft of the House Element lists between 21 and 28 units planned for
PUSD-Vineyard (see page 175). At 28 this would be about 3 times the density of the "Reserve at Pleasanton" lot and
other surrounding neighborhoods in the Vineyard Specific Plan. We don't know if this much higher density is
1
