1
From:Marta Seda <>
Sent:Sunday, February 18, 2024 2:00 PM
To:dmora@cityofpleasantonca.gov; bmyers@catdevpartners.com
Cc:Connie Cox
Subject:Harvest Valley Church application to build 58 units at their site
Follow Up Flag:Flag for follow up
Flag Status:Flagged
*** [EXTERNAL] This message comes from an external organization. Exercise caution when opening attachments or clicking links, especially from unknown
senders. ***
Hello,
I am a resident of the Valley Trails neighborhood ( Valley Trails Drive). Recently, I saw a notice that Harvest Valley
Church was planning on converting their property into a 58 high density condo site. When I looked at the picture
provided outside Harvest Valley, I noticed that the conceptual picture shows 3 story high units with no visitors
parking. The homes next to this proposed site are either 1‐story or 2‐story and have lots. There is also a tiny buffer
space in the proposal.

I understand Harvey Valley has the right to sell and use the property for something else. However as a neighbor that will
live next to them, I have concerns about the negative impacts it will have on the neighborhood that I live in.

My concerns:
a) Parking: Today the 2 churches directly across Harvest Valley (Chabad of Tri‐Valley and St Clairs) have a small parking
lots. With the elimination of Harvest Valley, those attending services in either church will overflow into the
neighborhood. Neighbors will no longer be able to park their cars in front of their own homes. Neighbors closer to the
next development may end up parking in front of my home (I use the front of my home for overflow guest parking). Not
a good thing if this is what ends up happening.

b) The conceptual picture of development shows lack of visitor parking. Again, families that have multiple cars will be
unable to park on their premises and will overflow into the neighborhood. Neighbors will no longer be able to park their
cars in front of their own homes. Not a good thing if this is what ends up happening.

c) The proposed development has a very small green area. You will need an area for families with pets for dogs to
relieve themselves as well as an area for kids to play in. What has been drawn in the proposed development lacks a
public bathroom as well.

That means if no such provision is added, that there will be more car and foot traffic on South and North Valley for
families trying to find playgrounds for children and walking dogs. If you are not going to offer any backyards to these
homes, it will likely cause those families to want to use either the Sports park OR our green area in Valley Trails as they
will have playground AND public bathroom facilities.

d) Visual unappeal: The proposed building shows the front of Hopyard and Valley Trails not having a buffer green
area. People driving into Valley Trails will be greeted by "large cement buildings" (dwarfing the smaller adjacent Valley
Trail home). That is visually unappealing. More green areas are needed to keep this new structure in line with
surrounding parks and neighborhood. Green spaces improve air quality, reduce noise and help cool temperatures. The
new buildings seem to lack accomodations for green technology (don't see any planning in the proposal for solar for
these units).
