2
e) Bus stop for kids: The proposed structure lacks a turn in area for the school bus to pick up kids. That may present a
safety issue with kids trying to get or get off the bus to walk into the proposed new buildings.

f) Noise increase: 57 units is potentially 100+ more individuals living in the area. We live in a quiet neighborhood (I like
to keep it this way). It will be visually unappealing to anyone wanting to sell future properties in Valley trails as the first
thing they will see when they drive South Valley Trails is a huge monstrous 3 story structure spread across 9 buildings in
a small area. It will be unappealing those entering the Valley Trail neighborhood as well as to the local churches next
door (and may create an incentive for those remaining churches to leave Valley Trails).

g) unclear the separation between the buildings: It is unclear from the picture the space between buildings. It should be
separate enough so that a firetruck or ambulance can fit there (not be single lane). The drawing give the impression that
it may be single lane between buildings. That would make it difficult for firetrucks to turn around in that neighborhood.

I am opposed to the present proposed structure. It will cause problems to surrounding neighbors. Please consider
reducing the height of the buildings to no more than 2 stories, having each unit support 2 car garages, increase green
area, a school bus area for pickup and drop off (to address safety). 57 units is too large of a development for the small
lot that it lies in.

Sincerely,
Marta Seda
Valley Trails Drive, Pleasanton CA 94588
