PUD-18-07M, 3450 Mohr Ave. Planning Commission
5 of 7
expected density of the project, the PUD’s overall density would remain consistent with
that allowed by the General Plan and would be a de minimis increase over that which
was allowed by the PUD.

The project proposes to reduce the size of Lot 1 from approximately 61,341 square feet
(approximately 1.4 acres) to approximately 44,237 square feet (approximately 1 acre).
The development standards applied to Lot 1 will be th ose of the Busch residences,
which require a minimum lot size of 1 acre. The addition will maintain the required front,
side, and rear setbacks and floor area ratio requirements.

The resulting Lot 2 will generally conform to the Estate Lot standards, consistent with
the seven homes to the west. Lot 2 will differ from the seven Estate lots in that, as
proposed, it will have a different lot width and depth than the adjoining lots. Lot 2 will be
approximately 118 feet deep and approximately 146 feet wide, whereas the seven
estate lots range from approximately 156 feet to 168 feet deep and approximately 113
feet to approximately 118 feet wide. As proposed, Lot 2 will be approximately 17,123
square feet, whereas the Estate Lot minimum lot size is 18,000 square feet. Although
Lot 2 will be approximately 900 square feet less than the 18,000-square-foot lot size
requirement for the Estate lots, the development pattern will be consistent with the Mohr
Avenue frontage, providing a 30-foot front yard setback and 20-foot side yard setbacks.

Table 1, below, is a comparison of the development standards for the Busch
Residences and Lot 1 with the proposed addition and the Estate Lot standards and
proposed development standards for Lot 2.

Table 1: Site Development Conformance Table
Site Development Standards
1-acre Lots for
Busch
Residences
Lot 1 (with
proposed
addition)
Estate Lots Lot 2* Proposed
Standards
Minimum Lot Size 1-acre 1.02-acres
(44,237-sq. ft.)
18,000 sq. ft. 17,123 sq. ft
Front Yard Setback 30’ 31’ 10” 30’ 30’
Side Yard Setbacks One side 30’
Combined 40’
20’
40’
One side 20’
Combined 40’
One side 20’
Combined 40’
Rear Yard Setback 30’ 30’ 30’ 30’
Floor Area Maximum 25% of site area 6,548 sq. ft. 1
(14.8%)
30% of site area 30% of site area
Height Maximum2 35’ 25’-7” 35’ 35’
Parking Minimum Two Spaces Three spaces Two Spaces Two Spaces
*No development is proposed on Lot 2 as a part of this project.

1 Combined garage area on the lot exceeding 600 sq. ft. and all other enclosed accessory structures are included in
the calculation.
2 Measured from the average elevation of the natural grade of the ground covered by the structure to the mean height
between the eaves and ridges, as defined by the PMC.
