17

sources, a list of special-status wildlife species with potential to occur in the Property vicinity
was developed (Attachment 2, Table 2).
5.3.2 Field Surveys
Wetland Delineation – OEI biologists conducted a wetland delineation to investigate the
geographic extent of areas potentially subject to U.S. Army Corps of Engineers (Corps)
jurisdiction under Section 404 of the Clean Water Act. An initial survey was conducted on
August 26, 2021, and a subsequent field verification of the aquatic features was conducted on
March 17, 2022.
General Wildlife Survey – OEI biologists conducted a general survey of species habitat within
the entire Property while conducting the wetland delineation. The purpose of the habitat survey
was to evaluate wildlife habitats and the potential for any protected species to occur on or
adjacent to the Property.
California Red-legged Frog Survey – Protocol level surveys for CRLF were conducted in 2022
by OEI biologists. Day surveys were conducted on March 11 and 23, 2022, and nighttime
surveys were conducted on March 30, April 14 and 28, and May 13, 2022. Surveys followed the
protocol described in the Revised Guidance on Site Assessments and Field Surveys of the
California Red-legged Frog (USFWS 2005).
6.0 RESULTS FOR GENERAL BIOLOGICAL RESOURCES
The search and review of the CNDDB database reports revealed the occurrence of special-status
plant and wildlife species that occur in the habitats found within the Property boundaries
(CNDDB 2022). The CNDDB database and background data were reviewed for the surrounding
quads. Animal occurrences shown on Attachment 1, Figure 5 and plant occurrences shown on
Attachment 1, Figure 6 are located within 5 miles of the Property and were reviewed for their
potential to occur on the Property based on general habitat types. Results of the species review is
tabulated on Attachment 2, Table 2. Critical habitat within the surrounding quads is shown on
Attachment 1, Figure 7.
6.1 Soil Evaluation Results
The NRCS (2022) reports four soil types within the Property. A detailed map of the soils for the
Property can be found in Attachment 1, Figure 8. The soils mapped include the following types
as described in the Soil Survey of Alameda County, California (USGS 1966):
