Development Descrip on:
Philz Coffee proposes to remodel the currently vacant former KFC Fast Food Restaurant.
The proposed Philz Coffee is located at 1803 Santa Rita Rd, Pleasanton, CA 94566 (Valley
Ave. Cross-Street) in Alameda County (APN: 946-3295-11 with a Use Code: (Per Tax Roll) of
“3600 RESTAURANT - SMALL OR IN-LINE WALK-IN RESTAURANT / CAFÉ”. The City Zoning is
“PUD-C/Commercial-PUD”.
The proposed project is a former 2,479 gross SF KFC Fast Food Restaurant with a drivethru. Philz
intends to remodel the interior and maintain the exis1ng parking, drive-thru lane, drive-thru
window, and menu board loca1ons of the KFC.
The proposed new hours of opera1on for both the drive-thru and interior would be 5am9pm
daily. There would be approximately 4-5 number of employees per shiK. About Philz
Coffee:
• Our History: AKer opening a convenience store in the heart of the Mission
District in 1978, Philz Founder Phil Jaber spent 25 years learning,
experimen1ng, and blending, with the goal of making a really, good cup of
coffee. His passion for brewing coffee and building community laid the
founda1on for the first Philz Coffee shop on January 1, 2003 in the Mission
District of San Francisco. What began as a labor of love became a na1onal
love affair, with stores across California and Chicago.
• Our Coffee: We specialize in customized coffee blends, made from
sustainably sourced green beans from around the world, and skillfully
roasted in our roas1ng facility in Oakland, CA.
• Community Asset: The proposed Philz Coffee will add a vibrant amenity to
a vacant building and will provide a welcoming community space for the
neighborhood.
• Business Opera ons: Philz Coffee is unique in many ways. One of the major
differences between Philz Coffee and a tradi1onal coffee shop, is that Philz
exclusively uses the pour over method. There are no espresso machines in
Philz. Only hot water machines and grinders. Each drink is prepared and
customized per individual order one cup at a 1me. Beans are ground per
order, and the drink is made with the desired milk type and sweetness.
About The Project:
