City of Pleasanton—Villages at the Quarry Project
15183 Consistency Checklist Consistency Checklist

135
The Housing Element Update FEIR concluded that compliance with
applicable local, State, and federal regulatory requirements related to the
handling and storage of hazardous materials would ensure that the potential
release of hazardous materials associated with development consistent with
the Housing Element Update would be less than significant.
Proposed Project Analysis and Conclusion
The northwestern portion of the project site is immediately adjacent to the
Montessori School of Pleasanton, approximately 73 feet south—directly
across Busch Road.
The proposed project may utilize hazardous materials (i.e., fuels or solvents)
during the construction phase of the project. During the operations phase,
residents may also routinely use commonly available hazardous substances
(i.e., fuels, lubricants, and household cleaners).
As discussed above, the Housing Element Update FEIR indicated that the use
of hazardous materials during construction and operation of the proposed
project would not result in the handling of significant quantities of hazardous
materials, substances, or wastes and such uses are not generally associated
with any releases that would adversely affect any schools located within 0.25
mile of the rezoned housing sites.
Therefore, development as proposed would not result in any environmental
effects that are peculiar to the proposed project. The proposed project
would not result in a new or more severe adverse impact that was not
previously identified in the Housing Element Update FEIR.
d) Hazardous Materials Sites, Government Code Section 65962.5 Sites
Would the project: Be located on a site which is included on a list of hazardous
materials sites compiled pursuant to Government Code Section
65962.5 and, as a result, would it create a significant hazard to the
public or the environment?
Summary of Housing Element Update FEIR
The Housing Element Update FEIR indicated that several of the rezoned
housing sites are located near identified contamination sources that have
not been fully remediated; in addition, several former hazardous waste sites
that have been fully remediated exist near rezoned housing sites (see
Housing Element Update FEIR Table 3.8-1 and Exhibits 3.8-1a and 3.8-1b).
