P23-0480 & Tract 8680, 3300 Busch Road Planning Commission
9 of 29
Figure 5: Busch Road Design

▪ Boulder Street (extension). The existing Boulder Street would be extended easterly to
become a part of the project’s internal street network. The proposed Boulder Street
within the development would have a ROW of approximately 62 feet consisting of two
travel lanes, on-street parking, landscaping areas, sidewalk on one side, and a multi-
use path.
▪ Other Internal Streets. All internal streets in Villages 1-3 propose ROW widths ranging
from approximately 49 feet to 56 feet including travel lanes, on-street parking and
separated sidewalks.
▪ Alleys in Village 1. Village 1 proposes alley-loaded garages; the alleys would and have
a width of approximately 24 feet, including an approximately 20-foot wide travel lane (for
Fire truck) and an approximately 2-foot wide rolled curb on each side.
▪ Parking Lot at Village 4. The parking area in Village 4 includes a drive aisle, with parking
on both sides of the drive aisle and joined by an approximately 6-foot wide sidewalk
along streets and building edges.

Access to homes in Villages 2 through 4 would generally be from internal streets, whereas the
access to homes in Village 1 would generally be from alleys/motor courts. Please see Plan
Sheet C-100 of Exhibit B, which shows cross-sections for streets and courts proposed with the
Project, and Plan Sheets C3.1 through C3.4 for Emergency Vehicle Access Plan.

Parking
Each detached single-family residence would include a private two-car garage, and the
multi-family rental units would provide 134 surface spaces in the parking lot. In addition, a total
of 365 on-street parking spaces are provided throughout the Project area, which would be
available for use by residents, guests and others. Please see Plan Sheet C2 of Exhibit B for
parking summary.

Building Designs
The proposed architecture represents typical California-style homes. Specifically, homes would
feature stucco, fiber cement lap or board and batten siding with stone veneer as accent for
building exteriors, concrete tile or composition shingle roofs, vinyl windows with foam trim, and
metal garage door. Stucco break/score lines would be added to the elevations to break
buildings’ massing.

Each single-family residential village would have three floor plans with three exterior elevations
for each floor plan. Additionally, an array of exterior color themes has been proposed to avoid
duplication in appearance of homes situated next to each other. Please refer to Figures 6-8
for sample elevations in Villages 1-3, respectively.
