The design does not meet the <br />ODS in the following areas which the Project requests waivers or a concession: <br /> <br />▪ single-family residences to have front doors facing public streets/open space or paseos <br />(B2.1); <br />▪ front doors are located within a porch element that is a minimum of 20 percent of the <br />façade (B2.2); <br />▪ 50 percent of the windows on south-facing elevation to be provided with sun shading. <br />(B3.3) (Concession). <br /> <br />Tree Removal and Landscaping <br />A tree report has been prepared for the project that requires the removal of 52 existing trees, <br />including 13 heritage-size trees, due to related off-site improvements. <br /> <br />To mitigate the loss of existing trees, the proposed project landscape plans include multiple <br />planted areas around the perimeter of the project site, in the park open space areas, around <br />common area facilities, and along the internal street network.
