P23-0480 & Tract 8680, 3300 Busch Road Planning Commission
17 of 29
The Project has an SDBL component; thus, under the SDBL, the required parking ratios are:

▪ Zero- to one-bedroom: one onsite parking space per unit;
▪ Two- to three-bedrooms: one and one-half onsite parking spaces per unit.

The Project proposes 45 one-bedroom apartment units, 26 two-bedroom units, and 31 three-
bedroom units. Thus, a total of 131 parking spaces will be required pursuant to the above
requirements. The Project provides a total of 114 parking spaces, and the Project applicant
requests a waiver to address the shortfall in parking spaces.

ODS requires the following for parking lot design for multiple-family development: vehicles be
screened (A7.2); shade trees in parking (A7.7 and A7.8); and weather-protected parking
(A7.9). The Project requests waivers for these requirements. All other ODS related to parking
design would be met.

Architecture and Design
The proposed California-style architecture is compatible with similar home designs seen
throughout Pleasanton. Per ODS B3 through B5, the designs feature stucco, fiber cement lap
or board and batten siding with stone veneer as accent for building exteriors, concrete tile or
composition shing roofs, vinyl windows with foam trim, and metal garage doors. Stucco
break/score lines would be added to the elevations to break buildings’ massing.

A number of homes in Village 2 would be constructed along Busch Road, as would two
apartment buildings in Village 4. Though an approximately 6-foot-tall precast wall would be
constructed along Busch Road separating Busch Road from homes, the rear side of the
homes would be facing Busch Road. Special design attention has been given to the rear
elevation of these homes. Specifically, rear elevation designs (Figures 11 and 12) present
variation in building profiles when viewed from Busch Road :

Figure11: Rear Elevation along Busch Road (Village 2 Homes)
