PG&E requires a safe working
clearance from active overhead lines depending on the nominal line-voltage of the
suspended wires. Because the proposed height of the building will place the northern
exterior walls in close proximity to the electrical lines, the applicant shall determine the
required setback from the suspended wires. A PG&E letter confirming the setback is
required to be submitted to the City. If the required setback from PG&E overhead line
is not achieved, the applicant shall either adjust the locations of the buildings to
achieve compliance, or shall place said joint utility pole facilities underground.
(Address this condition prior to plan approval).

90. SANITARY SEWER NETWORK. Capacity in the City’s sanitary sewer network to
serve the subject development must be verified by running a scenario in the City’s
network computer model. The computer model is operated by a consultant retained
by the City. The consultant will run the scenario and then issue a report with their
findings. The applicant shall fund this effort and address any discovered network
deficiencies that are directly attributable to the development.

It is assumed that the existing building is served from a sanitary sewer lateral
connected to the City’s main. If this lateral will no longer serve the site, it shall be
decommissioned at the main, with the pipe abandoned in accordance with Pleasanton
Standard Specification Section 3-03H “Utility Abandonment”. (Address this condition
prior to plan approval)

91. CLEAN WATER PROGRAM (LARGE PROJECTS). Because the project appears to
create and/or replace more than 10,000 square feet (0.23 acres) of impervious
surface, it is considered a Regulated Project according to Provision C.3.b of the
Municipal Regional Stormwater NPDES Permit that regulates stormwater runoff in
Alameda County. The Alameda Countywide Clean Water Program developed a C.3
Guidance Manual to assist applicants in addressing these regulations. The Guidance
Manual is available for download at:
https://cleanwaterprogram.org/development/

Regulated projects must include stormwater treatment measures in the site design to
remove pollutants from stormwater upstream of any connection to the City’s
stormwater conveyance networks. In addition, regulated projects must be subject to a
Stormwater Treatment Measure Maintenance Agreement between the City and
property owner or owner’s association to assure long-term maintenance of the
installed measures. The City will provide a template agreement. Once executed, the
agreement must be recorded against the property. (Address this condition prior to plan
approval)
