Page 28

94. FRONTAGE SIDEWALK WIDENING. The public sidewalk that fronts the property
along the south side of Black Avenue contains segments that have been
lifted/damaged by the growth of street trees. Said damage shall be addressed by
replacement of defective sidewalk in accordance with Pleasanton standards as part of
the development. The horizontal clearance around each street tree shall be sufficient
to allow unobstructed access by the disabled. If any portion of the sidewalk extends
beyond the public right-of-way line, a Public Access Easement shall be granted to the
City across that portion. (Address this condition prior to plan approval).

95. BACKFLOW PREVENTION ASSEMBLIES: Backflow preventer assemblies shall be
designed and installed in accordance with current City Standard Drawings 704, 705,
706; Pleasanton Municipal Code Chapter 14.16, State Health and Safety Code; State
Water Resources Control Board adopted Cross-Connection Control Policy Handbook
(CCCPH); and as required by the Public Works Department. Backflow Preventers
(BFP) shall be selected from the latest “List of Approved Backflow Prevention
Assemblies” available from the Foundation for Cross-Connection Control and
Hydraulic Research at the University of Southern California. All backflow preventer
assemblies shall be tested and certified by a City approved tester with the certification
submitted to the City. Testing will be performed at the time City water is turned on to
the site. If an existing backflow preventer is on the site, it shall be tested and certified
by a City-approved tester with the certification submitted to the City before project
water is drawn through it. An all-weather cover shall be placed over all backflow
prevention assemblies 4 inches and smaller, and follow City Standard Specification
19-02N for backflow enclosure requirements. (Address this condition prior to plan
approval).

96. DRIVEWAY APPROACHES. The existing driveway approaches that formerly served
the AT&T use, shall be removed and replaced with standard public sidewalk according
to City of Pleasanton Standard Drawing 103. The related red-painted curbs shall also
be removed. The proposed driveway approach shall be constructed according to
Standard Drawing 106 with an accessible pedestrian path of travel at the back. If any
portion of the pedestrian path extends beyond the public right-of-way line, a Public
Access Easement shall be granted to the City across that portion. (Address this
condition prior to plan approval).

97. LIGHTING AND PHOTOMETRICS. Site lighting in private street and parking areas
shall be designed to incorporate 50 percent dimming controlled by occupancy sensor
between the hours of 11:00 PM and 7:00 AM. (Address this condition prior to plan
approval).
