The existing city limits follow the
project site’s northern and eastern boundary, while the City’s UGB bisects the project site from north
to south, as shown in Exhibit 2-2.
West
The project site is bounded by undeveloped land to the west, owned by EBRPD. The undeveloped
land consists mostly of grasslands, trees, and hilly terrain.
North
The project site is roughly bounded by Dublin Canyon Road to the north. Beyond Dublin Canyon
Road are the Canyon Meadows and Canyon Creek residential developments, I-580, and undeveloped
land and residential development north of I-580.
East
The project site is partially bounded by Devany Canyon and Creek and EBRPD lands to the east. Large
lot rural residential units are also located to the east of the project site.
South
The project site is partially bounded by Devany Creek and EBRPD lands on the south. Beyond Devany
Canyon and Creek and the EBRPD lands is other undeveloped land that consists mostly of grasslands,
trees, and hilly terrain.
2.2 - Project Objectives
Ponderosa Homes III, Inc., proposes to develop 28 homes to serve the growing needs of Pleasanton’s
expanding workforce and to provide an open space preserve with public access to the Pleasanton
Ridge trail system for hikers, bikers, and equestrians. Working with EBRPD, this access would
complete the Pleasanton Ridge trail system and would provide public access to trails and open space
properties owned by EBRPD that has been envisioned and proposed over the last 30 years.
The objectives of the proposed project are to:
• Provide a well-designed residential neighborhood with a strong sense of community and
connection with adjacent open space;
