Twenty -eight new homes on large lots adjacent to permanent open spaces and accessed by a
private security gate. The proposed project has undergone significant analysis and review
regarding compliance with Measures PP and QQ, including staking site conditions, site visits
with City Staff and elected officials, and engineering analysis; the proposed project would
meet the requirements of Measures PP and QQ.
2. Two replacement homes on large lots for the Lester family who currently reside on the
property; these two homes would replace existing homes at the same locations.
3. ADU options, ranging in size from 394 square feet to 720 square feet, included in three of the
proposed housing plans.
4. Dedication of approximately 69.3 acres of permanent open space to EBRPD; an additional
approximate 39.9 acres of permanent open space would be owned and maintained by the
new community’s Homeowner ’s Association (HOA). An additional 7.6 acres would eventually
be transferred as part of the Life Estate directive of the Lester Family Trust.
5. A new public trailhead to be dedicated to EBRPD with a restroom, parking, an equestrian
staging area, and a new trail providing access to the Pleasanton Ridge EBRPD trail system.
6. A new traffic signal at Canyon Meadows Drive to resolve existing safety issues and improve
access for the Canyon Meadows neighborhood and the Oak Hills Congregation Church.
7. Annexation of approximately 72.6 acres of the project site (located within the UGB) into the
City.
8. Widening and improvements to Dublin Canyon Road, increasing safety for pedestrians,
vehicles, and bicyclists.
