As proposed and conditioned, staff concludes the findings can be made to <br />approve the project, including findings of conformance with all applicable development <br />standards. <br /> <br />BACKGROUND <br />Site Area and Description <br />The subject site encompasses approximately 27.7 acres and houses the Stanford Health Care <br />Tri-Valley (SHC) campus, as depicted in Figure 1. Located at the northwest corner of Santa <br />Rita Road and West Las Positas Boulevard, the campus includes the main hospital building, <br />medical offices, and a central utility plant. The project site is relatively flat, with an access drive <br />from each primary street bordering the site except Old Santa Rita Road. <br /> <br />SHC is bordered by several developments: <br /> <br />• To the west, across Owens Drive, the Hacienda Commons Apartments. <br />• To the north, across Andrews Drive, multifamily residential homes. <br />• To the northeast, across Old Santa Rita Road, a commercial bank and parking lot. <br />• To the east, across Santa Rita Road, multifamily residential homes. <br />• To the south, across West Las Positas Boulevard, the Las Positas Gardens <br />Townhomes. <br /> <br />Figure 1: Aerial Photograph of Stanford Health Care Tri-Valley Hospital <br /> <br /> <br /> <br /> <br />
