Location and Notification Map STAFF RECOMMENDATION Approve Conditional Use Permit (CUP), Case No. P25-0227, based on the findings and subject to the draft conditions of approval in Exhibit A. EXECUTIVE SUMMARY The applicant requests CUP approval, pursuant to the requirements of the approved Planned Unit Development for Valley Business Park, to operate an education-based ceramics studio (art school) with a maximum of 30 people on-site at any one time within an existing building located at 1061 Serpentine Lane, Suite G. As proposed, staff recommends the Planning Commission find this use consistent with the objectives of the zoning district and PUD and would be compatible with the surrounding uses. BACKGROUND Valley Business Park is a commercial/industrial Planned Unit Development, approved under Ordinance No. 928 (PUD-80) by the City Council on March 11, 1980. The PUD permits or conditionally permits a wide range of uses. In 2015, a PUD Modification (PUD-80-01-15M) modified the permitted and conditionally permitted uses, of which education-based uses, such as art schools, were made a conditionally permitted use. The proposed ceramics studio is treated as an education-based use (art school), and accordingly, a CUP application is now before the Planning Commission for consideration and action.
