P25-0227, 1061 Serpentine Lane, Suite G Planning Commission 2 of 11 AREA AND SITE DESCRIPTIONS Area Description Valley Business Park, shown in Figure 1, includes a mix of uses such as fitness-related facilities, music and/or performing arts schools, tutoring facilities, daycare facilities, religious facilities and/or membership organizations, professional offices, light manufacturing and industrial uses, and sports and recreational facilities. There are single-family residential uses to the north across Valley Avenue, south across the Union Pacific Railroad tracks, and west immediately adjacent to the Business Park (this development is separated from the project site by an approximately 30-foot-wide landscape easement and an approximately 10-foot-high concrete block wall which runs the entire western edge of the Business Park). Figure 1: Aerial Photo of Valley Business Park Site Description The subject site is a flat and fully developed approximately 3.87-acre parcel at the southwest corner of Serpentine Lane. There are a total of four single-story buildings and 159 parking spaces constructed on the subject site. The subject building is approximately 26,751 square feet in total area. The subject site and building are accessible from four driveways off Serpentine Lane, including two immediately adjacent to the subject building . Please refer to Figure 2. Area of Detail (Figure 2)
