Figures 3-6 illustrate the
overall site plan and vesting tentative map layout for the proposed project (additional color
maps and exhibits are included in the DEIR). The designation of the lots and parcels are as
follows:
x Single-family home Lots 1-5 are proposed on the northern portion of the project site,
closest to Dublin Canyon Road.
x Single-family home Lots 6-28 are proposed, generally, in the center of the project site.
x Parcel A encompasses Lots 1-28 and is designated as privately owned and maintained
Ponderosa Homeowners Association open space for the new subdivision.
x Parcel B, located south and west of Parcel A, will be dedicated to the EBRPD.
x The Lester homes, located at the eastern portion of the project site, are designated as
Lots 29 and 30, and not included in Ponderosa’s subdivision (Lots 1 -28, and Parcel D).
x Parcel C, located southwest of the Lester Lots, will remain undeveloped, with the
exception of the new staging area and related modifications, and retained by the
Lester’s under a life estate with future dedication to the EBRPD when the last Lester
family member passes.
x Parcel D, located adjacent to Lots 10 and 11, is dedicated as a stormwater treatment
basin for the new subdivision.
