P18-0078, P18-0080, P18-0081, PUD-130 and Tract 8569 (Hidden Canyon) Planning Commission
14 of 28
Architectural Plans and Styles –Ponderosa Subdivision
Lots 1-28 vary in site area, with the minimum lot size being 7,373 square feet and the largest being
14,884 square feet in area. The project includes three model floor plans with set square footages
based on the plan type: Plan 1 is approximately 1,750 square feet, Plan 2 approximately 3,774
square feet, and Plan 3 is approximately 4,243 square feet in area. There are four architectural
styles corresponding to the floor plan type, Rustic Villa (Mediterranean), Spanish, Prairie, and
Farmhouse. Lots 4, 7, 15, 24, 25, and 28 have plan types that will include attached accessory
dwelling units. The plan type corresponds with a lot number to provide variation throughout the
subdivision. Each plan would contain classic elements reflective of the architectural style,
details, color schemes, and stonework that would fit in and be harmonious with the area and
adjacent subdivisions in the vicinity. A selection of various exterior color schemes (three per
elevation style) would provide continuity with the design themes and add variation within the
new subdivision.
The applicant is proposing a PUD development plan that establishes as-built development
standards, meaning that future development (i.e., additions) would not be allowed. Accessory
structures, if desired, would be subject to the development standards of the R-1-10,000 Zoning
District.
Table 2 summarizes the proposed development standards that include minimum lot area,
minimum setbacks, maximum floor area ratio, and maximum building height. Elevation
drawings of each model type are included in Exhibit B, Attachment 2.
See next page for Table 2
