MEMORANDUM <br />Date:April 22, 2026 <br />To: Planning Commissioners <br />From:Natalie Amos, Associate Planner <br />Subject:Item No. 4: P18-0078, P18-0080, P18-0081, PUD-130, TRACT 8569 for Hidden Canyon <br />Residences and Preserve <br />The following are corrections related to the published agenda report and conditions of approval. <br />Agenda Report: <br />In the “Architectural Plans and Styles – Ponderosa Subdivision” section on page 14 of the published <br />agenda report, staff indicated the square-footage for Plan 1 was approximately 1,750 when it should be <br />3,750, as reflected within the development plans. <br />Draft Conditions of Approval <br />Per recent communications with the applicant, City staff from the Engineering and Traffic Divisions <br />requested amendments to their recommended conditions of approval. <br />The Engineering Division has requested removal of condition No. 66 as they determined it is not <br />necessary condition. <br />66.DATUM FOR VERTICAL CONTROL: Vertical control surveying for all improvements to <br />be constructed shall be based on the North American Vertical Datum of 1988 (NAVD 88). <br />Any benchmarks used that relied on the National Geodetic Vertical Datum of 1929 (NGVD <br />29) shall be converted to NAVD 88 when presented on plans. The location of the <br />benchmark and source of data must also be disclosed on the plans. (Address this condition <br />prior to improvement plan approval) <br />Traffic Division staff refined condition No. 125 related to Dublin Canyon Road improvements. <br />125.DUBLIN CANYON ROAD: The project developer shall work with City staff to finalize <br />the design and striping of the Dublin Canyon Road corridor, east of Section 3 to the <br />proposed Greek Orthodox Church, prior to issuance of Building permits (See Sheet <br />TM11A). Prior to submittal of improvement plans to the City, the Project Developer shall <br />coordinate with the City’s Traffic and Engineering Divisions on finalizing the roadway <br />design for Dublin Canyon Road.
