Figure 1: Google Street View (from Old Bernal Ave. looking north toward the subject lot)

Figure 2: Aerial Photograph

Surrounding land uses consist of a vacant parcel and a small one-story apartment complex to
the east, a one-story single-family residence to the north, and a one-story residential structure
currently used as an office to the west. Additionally, City Hall is located directly across Old
Bernal Avenue to the south.

Other residential development is also present near the site, including a three-story,
approximately 30-foot-tall mixed-use building at 301 Old Bernal Avenue, located across
Augustine Street. Overall, the Old Bernal Avenue corridor is characterized by a mix of
commercial and residential uses, predominantly of one- and two-story buildings, and one
three-story building.

PROJECT DESCRIPTION
The project proposes to demolish an existing 6,160-square-foot, two-story commercial office
building and construct a new, approximately 34 -foot-tall, three-story, four-unit multi-residential
building. The revised project scope represents a significant change from the previously
proposed single-family residence with a live-work component and includes the following
notable modifications: an increase from one unit to four units; conversion to a fully residential
project with no live-work or commercial space; removal of the active frontage condition,
resulting in the rear of the residential building facing Old Bernal Avenue; utilization of California
Assembly Bill 2097 (AB 2097), which prohibits public agencies from enforcing minimum
parking requirements for eligible projects; and a reduction in building height from 38 feet to 34
feet.
