P25-0116. P25-0116, P25-0018, PUD-154 and Tract 8123 (Arroyo Lago) Planning Commission
9 of 22

Roadways, Circulation and Access (Figure 4)
Busch Road is an east/west street east of Valley Avenue that abuts the southern boundary of
the Project site and terminates approximately 0.67 miles east of Valley Avenue. The Project
includes frontage improvements along Busch Road , including the construction of a six-foot-
wide sidewalk and curb/gutter along the Project frontage. This improvement would extend west
to the westerly boundary of the City Operations Services Center/Public Works facility located
at 3333 Busch Road. Busch Road would be designed as a two-lane street with a landscaped
median, and the intersection design would include a new roundabout at the intersection of
Busch Road and Street A.

Internal circulation would be provided by a network of new public streets (Streets A-F and Loop
A), private drive aisles, and a Class I trail extension from Street D to Mohr Avenue, and is
designed to facilitate external and internal circulation.

The improvement plan shows Busch Road as the main arterial street, and internal streets
having right-of-way widths ranging from 43 feet to 67 feet. All public streets have two travel
lanes, curbside parking, and separated sidewalks, except Street C, which includes a monolithic
sidewalk in front of Lots 131-161. Please see Exhibit B, Sheet C2.1.

Figure 4: Roadway, Circulation and Access

59.5x97 Lots
