P18-0078, P18-0079, P18-0081, PUD-130, and Tract 8569 PC-2026-09, April 22, 2026

c. Dedications for public access over sidewalk or driveway areas shall exclude the
City’s obligation for maintenance pursuant to California Streets and Highways
Code § 5610.

d. An electronic gate proposed on “Street B Private” will restrict access. Similarly,
gates will be installed on “Street A Private”, also restricting access. Any
easements granted to the City should therefore be explicit in allowing access for
maintenance/inspection of public utilities and emergency response providers
while excluding the general public and any roadway maintenance by the City.

67. GEOTECHNICAL ENGINEER – DESIGN CERTIFICATION: The project developer
shall comply with the recommendations of the project’s geotechnical investigation
report, as prepared by a California-licensed Geotechnical Engineer or Certified
Engineering Geologist. Said professional shall certify on the plans that the
design complies with the recommendations of the report. (Address this condition prior to
improvement plan approval)

68. LIQUEFACTION. Liquefaction potential has been identified as a geotechnical issue for
Lots 29 and 30 (See Section 4.3 of the updated Cornerstone Earth Group report. The
project developer shall provide additional investigation, analysis, and recommendations
from the geotechnical engineer-of-record during the plan preparation phase of the
project. All recommendations shall be implemented during design and construction of
these lots. (Address this condition prior to improvement plan approval)

69. LATERAL SPREADING. Lateral spreading has been identified as a geotechnical issue
for structures constructed near the Devany Creek culvert that extends beneath Dublin
Canyon Road. The foundations for these structures shall be designed in accordance
with recommendations from the geotechnical engineer-of-record to tolerate impacts due
to seismically-induced creek bank movement. (Address this condition prior to
improvement plan approval)

70. GEOTECHNICAL FINAL REPORT: At the conclusion of construction, the project
developer shall submit to the City a final report from the Geotechnical Engineer or
Certified Engineering Geologist testifying to the successful completion of all material
testing and/or observation work performed. The final report must provide assurance that
all recommendations had been strictly followed. The project developer shall bear all
costs associated with this condition. (Address this condition prior to acceptance of
improvement or issuance of an Occupancy Permit)

71. DROUGHT RESTRICTIONS: If the City Council declares a drought during a time when
this development is under construction, as described in § 9.30.010, et seq. of the
Pleasanton Municipal Code, the project developer shall utilize only recycled water under
Stage 1 or greater restrictions for all non-potable construction-related water needs.
Recycled water is available at designated locations within the City, subject to the project
developer’s receipt of a temporary hydrant meter from the Operations Service Center
