PC-2026-16 June 24, 2026
The Applicant shall note that a segment of the pipe crosses Lake “I” properties as
owned by Alameda County Flood Control & Water Conservation District (Zone 7):
APNs 946-1250-6-5 and 946-1250-41. The City currently has no easement rights
across Zone 7 property, so the applicant will be required to obtain rights on
behalf of the City or enter into an agreement whereby the City may opt to procure
such rights to implement the sewer design as shown.

Maintenance of the installed sewer network can be performed by the City
assuming the network is constructed according to Pleasanton standards,
accepted by the City Council, and incorporated into an on-going funding district
such as a Community Facilities District. (Condition to be fulfilled prior to final
improvement plan approval.)

53. ACCENT PAVING. Accent paving is proposed within the public road network in
addition to traditional hot-mix asphalt (HMA) surfacing. The type of accent
paving is subject to review and approval by the City Engineer to assure any
future maintenance of this surfacing does not burden the City’s Operations staff.
If the City Engineer determines that a burden will exist, the accent paving shall
either be removed from the project, or an alternative funding mechanism created
to address this potential maintenance burden. (Condition to be fulfilled prior to
final improvement plan approval).

54. CONDITIONS OF APPROVAL: These Conditions of Approval shall be depicted
on a plan sheet(s) in the submitted plans for construction. (Fulfill this condition
prior to plan approval.)

55. ENGINEERING DIVISION FEES FOR SERVICE: The Engineering Division
assesses fees for services including plan-check, permit issuance, and inspection
according to the City’s adopted Master Fee Schedule. These fees are separate
and distinct from fees assessed by the Community Development Department
(including Planning and Building Division fees). The Applicant is responsible for
payment of all Engineering Division fees prior to services rendered or permit
issuance, whichever is first. (Fulfill this condition prior to plan approval.)

56. CITY ENGINEER SIGNATURE BLOCK: The following signature block shall be
depicted on the first sheet of the plans submitted for construction: “Approval of
these plans is for work within the street right-of-way and public utility systems
within Public Services Easements unless otherwise noted. Approval of these
plans does not release the developer of the responsibility for the correction of
mistakes, errors, or omissions contained therein. If during the course of
construction of the improvements public interest requires a modification or a
departure from the specification and details of the City of Pleasanton or these
plans, the City Engineer shall have the authority to require such modification or
departure and to specify the manner in which same is to be made. Approved as
to design only based upon information submitted hereon this [DAY] of [MONTH],
