330 Land Company, LLC Arroyo Lago
9785.004.001 Design-Level Geotechnical Report

Page | 14 April 16, 2024
Latest Revision October 31, 2025
The recommendations provided are for general reference. If it is desired to investigate this further,
we recommend a corrosion consultant be retained to evaluate whether specific corrosion
recommendations are advised for the project.

4.0 CONSTRUCTION MONITORING

Our experience and that of our profession clearly indicate that the risk of costly design,
construction, and maintenance problems can be significantly lowered by retaining the design
geotechnical engineering firm to:

1. Review the final grading and foundation plans and specifications prior to construction to
evaluate whether our recommendations have been implemented, and to provide additional or
modified recommendations, as needed. This also allows us to check if any changes have
occurred in the nature, design, or location of the proposed improvements and provides the
opportunity to prepare a written response with updated recommendations.
2. Perform construction monitoring to check the validity of the assumptions we made to prepare
this report. Earthwork operations should be performed under the observation of our
representative to check that the site is properly prepared, the selected fill materials are
satisfactory, and that placement and compaction of the fill has been performed in accordance
with our recommendations and the project specifications. Sufficient notification to us prior to
earthwork is important.

If we are not retained to perform the services described above, then we are not responsible for
any party’s interpretation of our report (and subsequent addenda, letters, and verbal discussions).

5.0 EARTHWORK RECOMMENDATIONS

As used in this report, relative compaction refers to the in-place dry unit weight of material
expressed as a percentage of the maximum dry unit weight of the same material, as determined
by the ASTM D1557 laboratory compaction test procedure, latest edition. Compacted material is
not acceptable if it is unstable; it should exhibit only minimal flexing or pumping, as observed by
a representative of our firm.

The term “moisture condition” refers to adjusting the moisture content of the material by either
drying if too wet or adding water if too dry.

We define “structural areas” as any area sensitive to settlement of compacted material. These
areas include, but are not limited to, building pads, sidewalks, pavement areas, and retaining
walls.

5.1 GENERAL DEMOLITION AND SITE CLEARING

Areas containing surface vegetation or organic-laden topsoil within the areas to be improved
should be stripped to an appropriate depth to remove these materials. The amount of actual
stripping should be determined in the field by our authorized representa tive at the time of
construction. Subject to approval by the landscape architect, stripping’s and organically
contaminated soil can be used in landscape areas. Otherwise, such soil should be removed from
the project site. Any topsoil that will be retained for future use in landscape areas should be
stockpiled in areas where it will not interfere with grading operations.
