The Applicant will be required to work with the project planner to
provide the necessary information for the on-site sign. Note: Sign must be placed no less than 10
calendar days prior to any public hearing scheduled for the project.

Building Division - Should you have any questions regarding Building Division comments noted below,
please Wayne Newton, Senior Plan Checker, wnewton@cityofpleasantonca.gov.

5. Sheet A001 – Please amend the reference to a B-occupancy. This occupancy classification is not
applicable to the proposed project and shall be removed or revised to reflect the correct occupancy
classification.
6. CBC 11A accessible sleeping units (Sheet A200 – First Floor Plan)
The first floor shows three individual sleeping units (Units A, B, and C) that appear to include cooking
appliances. If these units are considered independent dwelling or sleeping units, they may trigger CBC
Chapter 11A adaptable housing requirements. This should be confirmed prior to submittal so the
accessibility scope is clearly understood.
7. Accessible parking serving the first? Floor units (Sheet A200 – First Floor Plan)
A van accessible parking space is shown within the garage area. The plans should confirm that a
compliant accessible route is provided from this space to the accessible entrance serving the first? Floor
sleeping units. Accessible routes, door clearances, and level changes should be verified. Reference:
CBC 11A?206, 11A?404, and 11A?502.
8. Sheet A200 – The door from the utility room to the garage occurs along the accessible path of travel
serving the CBC 11A sleeping units. Provide the required maneuvering clearance on the pull side of the
door, including the minimum 18 inches latch-side clearance, in accordance with CBC Section 11A-
404.2.4.

Landscape Division - Should you have any questions regarding Landscape Architecture Department
comments noted below, please contact Mr. Matt Gruber, Landscape Architect
(mgruber@cityofpleasantonca.gov) at 925-931-5672.

9. The existing tree plan should show which trees are proposed for removal and which to be retained and
protected. Accommodations to the plans to retain and protect trees 2, 12-14, and 33 should be made.
Every effort should also be made to retain trees 1, 31, and 32. As the plans stand now, many of these
trees will not be able to withstand the impacts from the proposed improvements. Have the arborist
review the plans and provide a supplemental section to the arborist report. A payment shall be made to
the City's urban forest fund for the value of any trees removed minus a credit for new trees.
10. The project plans shall address improvements for the property within the right-of-way, including new
landscaping and pavement for the project frontage. This includes making sure the civil plans match the
landscape plans.
11. Water use calculations shall be modified to be more realistic. Kurapia is not to be considered a low
water use plant.
