Resolution No. PC-2026-20
Page Four

adverse effects on the vicinity, and is in the best interests of public health, safety, and
general welfare.

C. That the proposed conditional use will comply with each of the applicable
provisions of the zoning ordinance.

The subject site's PUD-I (Planned Unit Development – Industrial) zoning conditionally
permits an indoor recreation facility; thus, the proposed use complies with all relevant
sections of the zoning ordinance. Granting a CUP for the proposed use would be
consistent with the City's authority to regulate zoning under Municipal Code Chapter
18.124.

Section 5: The Planning Commission hereby approves Case No. P26-0704, the application
of Paul Rubio of REFORM Fitness, for CUP approval to operate an indoor recreation facility
with a maximum occupancy of 10 people on site at any one time, located at 1047 Serpentine
Lane, Suites 400 and 500, subject to the Conditions of Approval shown in Exhibit A,
attached hereto and incorporated herein by reference.

Section 6: This resolution shall become effective 10 days after its passage and adoption
unless appealed before that time.

PASSED, APPROVED, AND ADOPTED by the Planning Commission of the City of
Pleasanton at a regular meeting held on September 9, 2026, by the following vote:

Ayes: Commissioners Jagoe, Jain, Morgan and Chair Pace
Noes: None
Absent: Commissioner Wedge
Abstain: None

ATTEST:

_____________________________ ______________________________
Derek Farmer Brandon Pace
Secretary, Planning Commission Chair

APPROVED AS TO FORM:

______________________________
Katherine Wisinski
Assistant City Attorney
Docusign Envelope ID: 8D0D3243-1CB2-84AD-81AA-4784387AD2CE
