PC Resolution No. PC-2026-26 September 23, 2026
(Address this condition prior to plan approval)

44. SANITARY SEWER. It is assumed that the existing property on the Designated
Remainder is served by an on-site septic sewer system. The applicant shall
provide one of the following documents:
a. Plans that show how the existing property will tie to the new sanitary sewer
system to be installed with the subdivision, or
b. An inspection report from a licensed contractor confirming that the existing
septic system is currently operating in a safe and healthy manner per
Pleasanton Municipal Code §15.16.020C.
(Address this condition prior to plan approval)

45. CLEAN WATER PROGRAM (LARGE PROJECTS): Because the project creates
and/or replaces more than 5,000 square feet (0.11 acres) of impervious surface,
it is considered a Regulated Project according to Provision C.3.b of the Municipal
Regional Stormwater NPDES Permit that regulates stormwater runoff in Alameda
County. The Alameda Countywide Clean Water Program developed a C.3
Guidance Manual to assist applicants in addressing these regulations. The
Guidance Manual is available for download at:

https://www.cleanwaterprogram.org/businesses/development.html

Regulated projects must include stormwater treatment measures in the site
design to remove pollutants from stormwater upstream of any connection to the
City’s or Alameda County’s stormwater conveyance networks. (Address this
condition prior to plan approval)

46. OPERATION AND MAINTENANCE AGREEMENT: Regulated projects are
subject to a Stormwater Treatment Measure Maintenance Agreement between the
City and property owner to assure long-term maintenance of the installed
measures. The City will provide a template agreement. Once executed, the
agreement must be recorded against the property. (Address this condition prior to
project acceptance)

47. BROZOSKY HILL LANE CLEAR RECOVERY ZONE (CRZ): The current design
of Brozosky Hill Lane will allow errant vehicles to leave the road surface and
descend a steep slope to the adjacent ephemeral channel. This condition exists
because the road lacks a clear recovery zone along the shoulder as defined by
AASHTO and Caltrans. As such, a W-beam type Midwest Guardrail System
(MGS) shall be installed along the south side of the road between Old Vineyard
Avenue and the Shared Driveway. Design of the MGS shall conform to the
requirements contained in the Traffic Safety Systems Guidance manual published
by Caltrans as well as Caltrans Standard Plan A77. Installation of the MGS may
require construction of a retaining wall along the south road edge. A typical cross-
Docusign Envelope ID: A549EA74-ED4F-8CB2-8262-A310230CC465
