and be equipped with muffling devices. However, if the proposed project is constructed
as a custom-home development, construction no/se-impacts could occur over an extended
time period.

X
May be Insignificant Insignificant
Significant if Mitigated

3.09 Impacts on Public Services (Fire, Police, Schools, Parks, Maintenance, etc.):

The proposed project would result in an increase in the demand for parks including
neighborhood parks, school facilities, and public services such as police, fire, and para-
medic services. Impacts to police, fire, and paramedic services may require the provision
of additional and/or specialized equipment and increases in personnel. The project de-
veloper would contribute funds to the Pleasanton Unified School District to offset this
project's impacts to school facilities, with said funds being used towards the construction
and/or procurement of classrooms.

The entire Lin property is classified by the Pleasanton General Plan as having "High
(Fire) Hazard" and "Extreme (Fire) Hazard" areas. Public street access to the lots and
houses for emergency vehicle access and defensible space for the overall development is
critical. Due to the topography that surrounds the proposed home sites, an Urban Wild-
land Interface assessment for vegetation management of the open space is necessary.
This assessment should also include the construction features for a fire safe building, e.g.,
roof materials, window types, wall/exterior surface materials, etc.

If developed as a custom-lot development, subject to lot-specific design review applica-
tions, City resources would be required for the review of each individual lot/building de-
sign application.

X
May be Insignificant Insignificant
Significant if Mitigated

3.10 Impact on Utilities (Water, Sewer, Storm Water Drainage, Solid Waste, etc.):

The proposed residential development will result in an incremental increase in the de-
mand for utilities. The development on this site would require an extension of sewer
mains and other utilities onto the subject property, subject to specific conditions and City
design standards. The location and elevation of the subject property would require con-
struction of a new water tank - at an estimated capacity of 500,000 to 750,000 gallons -
to provide water service to the proposed residential lots, construction of a water pump
station to maintain adequate water pressure, and construction of an on-site facility or fa-
cilities to pump sewage from this development to the existing City mains.

PUD-33, Initial Study Page 8 of 11 December 4, 2003
