VALENCIA COMMUNITY
REPORT IN SUPPORT OF DENYING LARGE F AMIL Y DA YCARE
AT ADDRESS: 5276 GENOVESIO DRIVE

This report and the supporting attachments are intended to demonstrate why a Large
Family Daycare at 5276 Genovesio Drive should be denied. This document was prepared
and compiled on behalf of and with the assistance of the neighbors of V alencia. The
report will address the issues that concern the homeowners of this development. Issues
include parking, traffic, crowding, and noise.

In addition, the report will also attempt to inform the city of Pleasant on of the current
situations of the neighborhood, which would not otherwise be available. These issues
include the existing speeding problems, crowing of existing amenities, and proximity of
each home.

The location of 5276 Genovesio cannot sustain a Large Family Daycare. Currently, the
operation of a small daycare is noticeable and already affecting the neighborhood. While
the small daycare brings burdens to the neighborhood, the residents have been accepting.
However, the neighborhood was not designed to handle the burdens of a large daycare
and the neighborhood does not believe this is acceptable. The approval of this daycare
will only worsen the already troubling problems of the area.

APPLICATION FOR LARGE FAMILY DAYCARE

On 04-06-05, Mrs. Megha Vilas Thuse submitted an application (EXHIBIT A-
Application) for development review to the City of Pleasanton, Planning and
Commission for the operation of a large family daycare at 5276 Genovesio Drive. The
notice from the city to the neighbors prompted many contacts to the city opposing such a
daycare (EXHIBIT B-Contacts of Opposition). Their concerns are valid and are included
in this report.

In Mrs. Thuse's application, she is proposing a "large family daycare providing child care
service Mon-Fri from 7am-6pm. Age group new borne to (l2yr) school age. Up to 14
children". Further, as part of the application, Mrs. Thuse submitted a written narrative.
The following are various excepts from Mrs. Thuse's narrative:

1. Caretakers: HI will add an assistant as per the guidelines... when the actual number
of children and/or infants exceed small daycare capacity guidelines. "

CONCERNS/PROBLEMS:
Parking- The applicant habitually parks a car on the street. As you can see from the
pictures, there is not much street parking available. (EXHIBIT C-Street Photos)
Assuming that the employee drives a car to the house, it would now take up more
precious street space and encroach on another house's street parking. The parents
coming to the daycare would also have a more difficult time parking because of this extra
car. There is an understanding among the neighbors that street parking is limited to one
car per house, therefore an employee would use more than each house.
