Commissioner Blank agreed with Commissioner Roberts' comments but did not want the heritage tree
removed in exchange for payment; he preferred that it be placed elsewhere on the property wherever
feasible.

Commissioner Fox did not see many trees she would like to save and believed that many of them did not
appear to be in good health.

Ms. Decker advised that the arborist's report cuntained appraised values.

With respect to signage, Commissioner Fox noted that many of the higher density apartments and
townhouses in Dublin had a sign with a fountain feature. She would like that possibility to be explored
for this site.

With respect to the number of vehicular trips and mitigation, Commissioner Blank would like to see the
traffic report.

COlmnissioner Pearce believed it would be useful to consider solar-ready photovoltaic units but that full
solar would not be necessary.

Commissioner Blank believed that solar-ready should be required but not the full installation.
Commissioner Roberts concurred with his assessment and believed that would excessively impact the
pnce.

Acting Chair Arkin would also like to see a whole-house fan installed in the units. He was also very
concerned about the use of garages for storage and suggested that alternative storage space be designed
into the house, such as under the staircase.

COImnissioner Blank suggested that a finished attic be included.

Acting Chair Arkin noted that he could support this project

Mr. McMorrow noted that when they started working with the tot lot, they first thought it should be in
the middle; however, the Fire Department required a specific turning radius, which would not allow a tot
lot in that central area. The tot lot should be at least 16 feet wide.

Commissioner Robelis expressed concern about parking on the streets and not in the garages. Mr.
McMorrow noted that if the parking was designed cOITectly in the first place, it would not become an
ISSUe.

Ms. Decker noted tl1at considerable time had been spent with respect to the tot lot's location and that it
could be revisited to address the Commission's concerns.

No action was taken.

EXCERPTS: PLANNING COMMISSION MEETING MINUTES, October 26, 2005
