An HDR designation allows for greater than 8 dwelling
units per gross acre (DUA), This project, as proposed, calculates to 16.42 gross DUA (45
units on 2.76 acres). These DUA's are in the range of the HDR's designation, and,
furthermore, the proposed DUA level is fully consistent with the City of Pleasanton's
Planning Commission's and City Council's prior development approvals in this vicinity of
the City.

The General Plan Housing Element adopted by the City Council on April 15, 2003
identified the subject site as one of the sites available for high-density residential of
housing. According to the General Plan mid-range residential densities, the holding
capacity for the subject site is 41 units. With a 25% density bonus, the mid-point holding
capacity is then increased to 51 units.

10.
