BACKGROUND

On October 26, 2005, the Planning Commission conducted a workshop on the proposed project
(see attached minutes). The Planning Commission indicated that they would like the following
items addressed when it returns to the Commission:

. The Commission felt that the site was already constrained; thus, they could not see how
additional units could be supported in answer to the Housing Commission request to add
more. The Commission indicated that a slight reduction might be preferred.
. The proposed tot lot was desired but adequate landscaping is needed to perhaps provide
screening to the neighbor. No additional amenities were thought required.
. The Commission felt the design is appropriate. Minor justification is needed to the
proposed window awnings.
. The Commission recommends that the details of the vegetated swale be reviewed by
Engineering Department.
. The Commission expressed concerns on the removal of existing trees, and they request
that the trees along the Arroyo Del Valle be retained.
. The Commission expressed concerns on traffic, adequate on site parking, guest parking
and its enforcement.
. The Commission recommended that the structures be solar ready with all conduits in
addition to house fans being installed.

Silverstone has made several modifications to the plans responding to the workshop and
comments from Larry Cannon, the City's consulting peer review architect. Other supplemental
reports/studies have also been completed and are attached to the staff report.

Case No. PUD-49

Planning Commission

Page - 2 -
