The
office/commercial component of the Phase I Specific Plan is a maximum of 750,000
square feet of development 194,800 fewer square feet.

Under the Bernal Property Phase II Specific Plan, the Phase II site proposes public
uses that include neither housing nor office/commercial space, While those public
uses will generate trips, the estimated total trip generation of the Phase I and Phase
II Specific Plans (2,216 AM and 2,608 PM trips) would be substantially less than that
envisioned for the Bernal Property under the 1996 General Plan, In the 1997 Bernal
Property Draft EIR (which included both Phase I and Phase II sites; see Bernal
Property DEIR Table 30, p, 164), the trip generation from the full property under the
Preferred plan was projected to be 2,600 AM trips and 3,464 PM trips: a decline
respectively of15 percent in the AM peak period and 25 percent in the PM peak,

C.
