Position of Lot #3: Perhaps this is one of the sites "as generally depicted on the land use
plan" for it is relatively close to the marker farther downslope. Despite the fact that it will
be single story, cut into the hill, and the sight line map indicates I will look over it, this
house will be very close to our driveway. I'm not sure that a two story farther downslope
wouldn't be preferable. The downslope site is what is indicated on the land use map,
though I am aware that this may be a personal issue rather than a conflict with the
specific plan.

Open Space:
How is the OS on the individua110ts going to be managed in relation to the
VCSP? The amenity for all ofthese HR lots is OS. Will there be defined building
envelopes? It is somewhat unusual that the entire 20 acre parcel is carved into individual
lots. No one, large estate lot owns the open space.

Present House:
Although the present house is two stories, it is not entirely two stories. I believe
the master bedroomlbath and an office overlooking the two story living room is all. The
house is also of relatively average size. Of course, good architecture can incorporate a
second story without being visually intrusive.
The present house is visible from Vineyard Ave. even though it is weathered
cedar. Though I'm aware the house has an unusual floor plan, it seems a shame to tear
down a 27 year old, architect designed home that could be enlarged and remodeled.
Unfortunately, the outside living space, including the pool area, has been designated for
lot # 7.

Tentative Map:
I need a utility easement from the road through Lot #5 as well as a slight lot line
adjustment. Mr. Reznick is aware ofthis request.

Thank you,

Mary L. Roberts

Cc: Greg Reznick, Lou Basile
