'0: City of Pleasant on

Page 1 of3

Marion Pavan

From: Matt and Cheryl [mlawer1@comcast.net]
Sent: Monday, March 06, 2006 3:49 PM
To: Marion Pavan
Subject: ponderosa Our letter to cityof pleas 2-16-06

1arion,
[ere are more concerns.

0: City ofPleasanton/Neighbors/Ponderosa
.e: Selway/Leighman Property development along Cameron Av.
'ate: 2-15-2006

'ow this may not speak for the whole neighborhood however, here is a partial list of some concerns, in no order of
nportance or severity. These concerns and statements are in no way meant to cause harm or disparage on any parties
lvolved and if they are inaccurate, it is up to others to authenticate; they are curious insight and concerns and fall
ong freedorn of speech and ideas, so don't take offense. Poll the neighbors for topics if too general :

traffic
~hildren's safety riding bikes on the streets
~hildren and parents and adults walking the streets, safety
llternate routes to school thru new neighborhood-insisted by neighbors
~nvironmental impacts
;top sign placement and if wanted
,Iacement of new streets in front of houses and stop sign-both unwanted
lnanimous decision of all neighbors at Lawer's house rneeting that the Ponderosa plans do not come close to being
Iything that the people at the rneeting wanted
louse design doesn't match neighborhood at all
louses cover up view of Mt. Diablo
louses sitting lower and higher than some
nore 2 story houses that first thought and shown on plans
,lacing of neighbor against neighbor
uining the fabric of neighborhood
)issy attitudes of neighbors to neighbors
~eelings that Ponderosa's inconsistencies' and inaccurate statements and failures in relaying consistent information
om one neighbor to another
;eems like Ponderosa's wants, have separated the neighborhoods and individual neighbors
:eemingly purposeful inconvenient neighborhood meetings called on by Ponderosa and lack of notice and failure to
:ep commitments to have neighborhood meetings. Results are no intentional neighborhoods group meetings called by
mderosa (the neighbors had to organize the group meeting with 23 people on short notice-I day, and we surprised the
mderosa representatives (who didn't properly introduce themselves as people filtered in and to Lawer's (seems
eakyish).
eel of new neighborhood vs. Cameron/Courtney/Trenery/Martin homes
:0 one acre home lots or even 2/3 acre home lots as in the Cameron/Courtney/EquestrianlMartin and other streets.
amb full neighborhood
10 park
leighbor vs. neighbor
tie of property should be the Cameron Ave. project not Trenery and Martin project
'big obvious and the small talc type micro" dust control and enforcernent, measurement, seemingly irnpossible-is the
y/developer setting up 24/7 cameras and keeping film on file for years for the project to address concerns?
n entire area of the city seemingly giving up two summers of new construction and probably two rnore for back yard
d pool remodel construction so that vary few can profit from it. What is the benefit to the neighborhood and pitfalls

~/2006
