Ponderosa did not utilize Trenery as an access or entry point for traffic or
pedestrian purposes because it is a private road.

Summary

Ultimately, our strong desire is to maintain a neighborhood that continues to be a
place where people can enjoy the same rural feel, can travel, play, walk and
cycle with their family in safety. Open space, an expanse of vista, and the
special characteristics of the neighborhood are all important elements for those
of us who live in the Mohr- Martin neighborhood. These are qualities that many
of us have endorsed regarding the Lehman-Selway property development. Our
issues are similar to the residents of Pleasanton who voted to preserve the
Pleasanton Ridge and leave it unfettered by development. Or when the
majority of citizens voted to develop fewer homes on the Busch and Bernal
properties and preserve more open space.

We hope that our concerns will be carefully considered by members of your
planning department, the Planning Commission and City Council Members when
the Lehman-Selway property is brought to you for approval and
recommendations by Ponderosa or any other subsequent developer. After
meeting with Ponderosa representatives and corresponding with them on a
number of occasions in the past they have failed to effectively address our
desires for less traffic, fewer and smaller homes or make any substantive
change in their basic design. (Please refer to correspondences dated 5-27-05
and 11-5-05 to Ponderosa Homes from the neighbors.)

Respectfully submitted,

Kelly Cousins
