They have also been very willing
to consider our concerns and viewpoints as a direct abutter to the proposed development. Our interpretation is that this
same type of approach has been used with the other property owners that surround the proposed development. As an
example, recently we reviewed the layout for lot 2 (directly across the street from our home on Trenery Drive) and asked
Ponderosa to consider orienting the gatage on the west side of the home versus the east side of the home. They were
very willing to listen to us and consider our request.
· The existing development including 25 homes is very appealing and represents a good compromise given the zoning
standards and access points. The overall design fits nicely into the density of surrounding neighborhoods. This includes
generally larger lots and home sizes as you move east from Kamp, Palmer, and towards Martin.
· The style of the homes fits in with the neighborhood. The broader neighborhood includes many different styles ranging
from traditional wood sided homes, Mediterranean stucco homes, and Spanish styled homes. The three separate floor
plans and multiple facades designed by Ponderosa are tasteful and appealing.
. Regarding the lengthy discussion on pedestrian safety, I believe that it is imperative that a sidewalk by included along as
much of the length of Cameron as is possible without providing undue disruption on the two properties that border the
development on the north side of Cameron.
. Regarding access issues, I like the plan of adding two new entrances onto Cameron. The western most entrance (aligned
with Equestrian) and the eastern most entrance are logical and provide the best access for the new development while
minimizing impact on Cameron.
. Regarding rodent control and dust mitigation, I liked what I heard from Ponderosa and trust that the development project
will be no worse than the issues that exist today with continual disking of the property.

closing, I am strongly in favor of the ponderosa proposed development and believe that it is a responsible attempt to develop
s beautiful property. I encourage you and the rest of the city departments to consider all view points as this project is evaluated.
was stated by multiple people at the meeting, this proposal represents an excellent compromise of multiple constituents and is
lferable over what could be allowed given the tract's zoning of up to housing units per acre. Please feel free to call me with any
estions. -.

Ie Fitzgerald
lsident
ston Scientific - EP
3.895.3805

me address:

;2 Trenery Drive
;.580.9700

/2006
