4.3 Plantin9s along Austin Place and Seep Area
Street trees will be natives and will be planted in clusters in order to mimic the appearance of
the native plantings in the surrounding open space. These plantings will extend to the seep
area. A total of 35 trees will be planted in this area. Clusters of native shrubs will also be
planted in these areas. Native grassland seed mix will be hydroseeded alongside the road and
throughout the clusters of shrub and tree plantings. Invasives are not allowed and exotics
are discouraged. See Section 6 for the plant list and Section 3 "Buffer landscape" for further
elaboration and appropriate species.

4.4 Bio-retention Area
The biD-retention area located at the eastern side of the Lot 1 will capture run-off in order to
infiltrate the water on site. The swale will appear dry throughout much of the year, only being
wet during rain events. The depressed areas of the basin will be planted with grasses and plants
similar to those specified in the "Bio-retention and Seep" plant list. The upper banks of the bio-
retention area can be planted with trees and shrubs and hydroseeded with grassland mix. Refer
to the plant list for species selection.

..
,,~1: ..:
,'I' , ,
.j .~II~,IF"'~~,.
. ....,

"
.

.~*~ ..i.

Left: Typical native grassland-style planting beside sidewalk. By using native grasses, mowing will only be
required a few times a year. The area will fit in with the character of the open space, and water-use will be
greatly reduced.
Right: Bio-retention Basin: showing lower bank wet species and upper bank drier species.
Both examples can be found at the Fire Station and Bernal Avenue in Pleasanton.

MEADOWLARK PLANNED UNIT DEVELOPMENT DESIGN GUIDELINES
Pleasanton, California

DRAFT May 2006
p.ll
