Page] of]

Leslie Mendez

From:
Sent: Monday, August 07,20067:16 PM

To: Donna Decker

Subject: Dustin Boyce Proposal

Dear Leslie and Donna,

We've reviewed the latest proposal by Mr. Boyce to remodel his property at 4546 Second Street Unfortunately
our conclusion is that Mr. Boyce is still proposing to over-develop his property on a massive scale,

We and our neighbors are generally keen to support improvements to each others property even when the
upgrades require reasonable variances. Most owners of property on First, Second, and Third Streets have made
significant investments in their properties which have added to the quality and style of housing in this downtown
area, However, Mr. Boyce's proposal is clearly inappropriate for the shape and small size of his property, In
stead of enhancing Second Street, his proposal would degrade the graceful, eclectic atmosphere that makes this
area unique.

The proposed house is too tall and massive, the garage is too tall, and the proposed basement and over-garage
storage areas would undoubtedly lead to over-use of the proposed floor area. The FAR determined without the
"storage" areas seriously understates the massive nature of the overall project

The neighbors have repeatedly given feed back to Mr. Boyce about their concems, Nevertheless, Mr, Boyce
continues to ignore this input and in stead pushes for his massive plans.

The only way to protect the special Second Street neighborhood is to reject Mr. Boyce's proposed plans.

Sincerely,

Art and Tuny Dunkley
4672 Second Street

9/6/2006
