.

.

Leslie Mendez

From:
Sent:
To:
Subject:

Joseph Hernan Jll ~'
Thursday, September 29, 2005 1 :04 P
Leslie Mendez
October 4 meeting regarding Dustin Boyce project

Hello Leslie,

I just wanted to confirm that I will not be able to attend the October 4 follow up meeting
to discuss Dustin Boyce'S proposed project at 4546 Second Street, I know that you have
already noted my objections, but I wanted to take this opportunity to clarify two items
with you,

First is that Dustin's attorney had asked whether objections about the size of
the project are related purely to the FAR of 60,5%, or to the size of the house itself,
Just to clarify, it is both. Allowing an FAR of 60.5% is a concern because it will set a
precedent that will not only permit, but also encourage, future over development in the
downtown area. In our last meeting, Dustin's architect seemed to believe that making
changes to the accessory structure in a manner that would lower the projects total FAR
would eliminate concerns related to size; it would not, since the size of the house itself
is an additional concern, As proposed, the house will be too large for the property (too
tall AND too wide) I especially considering the proximity of Dustin's immediate neighbors,
as well as being out of character with the neighborhood,

Second, my understanding from our last meeting was that Dustin was going to make an effort
to inform more neighbors about his project by meeting with them and by installing a 35'
story-pole to show all of his neighbors the true height of his house, While I am aware
that he has spoken with at least one neighbor, I have never seen the story-pole that was
discussed. I feel it is important for all neighbors to be made aware of the true size of
Dustin's house in order for them to form an opinion as to its appropriateness for the
property and neighborhood, Hopefully this has happened,

Thanks again for your time.

sincerely,

Joseph Hernan
jhernan@comcast.net

1
