Leslie Mendez

From:
Sent:
To:
Subject:

Joseph Hernan
Tuesday, September 13, 2005 2:15 PM
Leslie Mendez
Comments on proposed plan for 4546 Second Street

Dear Ms. Mende Z I

Having seen the proposed plans submitted by Mr, Boyce for his property at 4546 Second
Street, I would like to take this opportunity to voice my concern that the proposed
project would have significant negative impact on the Second Street neighborhood and on
Mr. Boyce's immediate neighbors.

My general concern is that the property would simply be overbuilt, I feel that the
proposed floor area ratio of 60%, the height of both the addition to the existing house
and that of the new accessory structure, and the proximity of such large structures to the
immediate neighbors, will all result in a property that is out-af-scale for its location
and out of character with the Second Street neighborhood, I am also concerned that these
structures will be large enough to blend visually with Findley Boags house, creating the
look and feel of very dense development that will appear clearly out of place in the
neighborhood, ,

Additionally, I am very concerned that by approving the proposed plan the City will be
setting a precedent that will result in future overbuilding in the downtown area. I feel
that it is in the best interest of the community that the City does not set such a
precedent, so as to ensure that future development is in keeping with neighborhood
character.

For these reasons I respectfully urge the City to not allow the requested variances,

sincerely,
Joseph Hernan
4582 Second Street

1
