.

.

rage j or j

Leslie Mendez

From: '
Sent: Friday, September 09,20056:40 PM
To: Leslie Mendez
Subject: PV-131/PADR-1338, Dustin Boyce

Dear Ms. Mendez,

After reviewing Mr, Boyce's proposed plans for 4546 Second Street I have serious concerns that the proposal
would have a negative effect on the immediate neighbors and the neighborhood as a whole,

Overall I believe the plans represent excessive development for the subject property. The excessive FAR,
encroachment near the right hand property line, overall height of the main home addition, and the excessive
height of the accessory structure all result in an overly massive proposed development The resulting structures,
if built as proposed will be out of place in the Second Street neighborhood,

Excessive development on the subject property will be particularly noticeable from Second Street since the Boag
home (on the right hand side of the Boyce property) is well set back from the street From the street, the bulk of
the Boyce house would merge visually with the Boag home and create an overly dense streetscape,

A concern not voiced by staff to date is the narrow driveway along the left side of the property, The eight foot
driveway width seems unusually narrow and could present a risk in case emergency apparatus is required to
access the rear of the property. Adequate driveway access is particularly important since alternative rear access
is limited.

I urge the Zoning Administrator to deny the requested variances. I don't believe the necessary findings can be
made to support the applicant's requests,

Thank you for considering these concerns.

Sincerely,

Art Dunkley
4672 Second Street

9/13/2005
